Varian Suite 215 Office/Lab Clean Room Finish Out

American Constructors, the Construction Manager-at Risk, requests proposals for the Varian Suite 215 interior office/lab clean room finish out.  The project consists of ancillary office areas and two clean room lab finish outs of an existing 8,312 sf “dark shell” building space, as well as providing an upgraded electrical service.  The Scope of Work includes, but is not limited to: (1) Select. Demo., (2) CIP Conc., (3) Struct. Stl/Misc. Mtls, (4) Unistrut Support System, (5) Millwork, (6) Insulation, (7) Roof Cut In Flashing, (8) Drs/Frms/Hard., (9) Glazing, (10) Drywall/Acoust., (11) Carpet/Resilient Flr./Base, (12) Resinous Floor., (13) Paint, (14) Specialties, (15) Lab Casework, (16) Fire Sprinklers, (17) Plumbing, (18) HVAC, and (19) Electrical.  Make sure and review plan notes regarding construction procedures in the clean room areas.


A site walk-through is schedules for Wednesday, June 17th at 2:30 pm.  The address is 9825 Spectrum Drive, Building 2, Suite 215, Austin, Texas.  Meet at the back door to the space.

COVID-19 protocol for the site visit is as follows: Bring a mask with you for the walk through. Your temperature will be checked by Varian prior to entry to the space. No other protocols are in place.


Please make sure and review the Bid Form for requested bid breakdowns.  This project is classified as a taxable renovation project; therefore, all subcontractors/vendors are requested to exclude applicable sales tax on incorporated materials from their bids.  ACI will carry the renovation tax.  Subcontractors are responsible for all other applicable taxes required.


There are two bid alternates: (1) Alt. #1: Environmental Monitoring System, and (2) Lightning Protection System.
