American Constructors renovated a former 2.7-acre AISD headquarters site in Downtown Austin into a mixed-use development. With a modern redesigned façade, the building includes 70,000 square feet of class A office space. The proposed new north building at 1111 West 6th Street includes 67,000 square feet of office and 13,000 square feet of retail space.

The 1111 West 6th Street project required a complete transformation and redevelopment. This involved demolition of four of the five red brick and wood frame buildings, renovation of an existing four-story building on the south side of the property, and refurbishment of the underground parking garage.
During pre-construction, American Constructors worked with the architect to do an analysis of the building envelope, which determined a cost-effective and high-performing skin solution for the building. At first glance, a curtain wall system manufactured in China appeared to be the optimal solution for the building design. Therefore, we conducted a comprehensive analysis that included costs that are not normally associated with the building’s material cost.
In the end, we determined that utilizing the manufactured system put the project timeline at risk and additional costs would be incurred to ensure the system shipped and received accurately.
Due diligence by American Constructors saved the buyer $1.5 M.
